If you're looking for a rental in Ottawa's core neighbourhoods this spring, you're in good company — Centretown, Hintonburg, and Westboro are still some of the most sought-after rental markets in the city. Each has its own personality, and the way the market is moving in each is a little different. Here's a friendly snapshot of what we're seeing right now.

Centretown: more options, more leverage.

Downtown's rental market is loosening up. After a few intense years, vacancy in Centretown is the highest it's been in a while, especially in newer towers along Bank, Kent, and around LeBreton Flats. That's good news if you're a renter — incentives like a free month, parking included, or a slightly lower asking rent are popping up in listings again. If you've been priced out of the core in the past, this spring is worth another look.

Hintonburg: still hot, but worth the search.

Hintonburg keeps drawing people in — the cafes on Wellington West, the breweries, the easy walk to the Confederation Line. Demand is steady, and good units move fast. New mid-rise builds along Somerset and Parkdale have added some inventory, but if you've got your heart set on a specific block, be ready to act quickly when something good lists.

Westboro: stable, polished, and still in demand.

Westboro has long been the "best of both worlds" pick — village feel, river access, and an easy commute. The rental market here is more buttoned-up: less turnover, fewer listings, and prices that have held firm. Newer purpose-built rental buildings near Westboro Station have added options for people who want amenities (gyms, lounges, rooftop patios) without giving up the neighbourhood. If you find a Westboro listing you love, treat it as a serious one.

A few tips no matter the neighbourhood.

Start your search about 60 days out, line up your credit check and references early, and read the lease carefully — utilities, parking, and pet rules vary widely block to block.
